We are happy to introduce a selection of additional services we are offering to Landlords.
At Parks our aim is to make the process of letting your property as easy as possible. We have reviewed and assessed the needs of our clients over the last 25 years and have introduced and developed a new range of services that can help with all aspects of letting your property. Ranging from the installation of a smoke alarm to full refurbishment project management we have a wide range of services designed to provide a seamless lettings service to all our clients.

Tenancy Transfer Service
We have developed a service whereby you can transfer an existing tenancy to Parks Portfolio Management. With this comprehensive service, we take the hassle out of changing agents whilst tenants are in situ. A main benefit for existing Landlords is the consolidation of your portfolio, easily view all your properties in one place using our online PropertyFile portal and monthly statements

There are many reasons why you may require a member of Parks staff to visit your property, whether it be to accompany a local authority housing officer, check up on a vacant property or for a full mid-term inspection to meet your statutory obligation for example to regularly check all fire alarms. We have found over the years that it is not always convenient for our clients to visit their properties whether it be due to work commitments or living further afield which is why we have developed this service where a member of Parks staff can visit the property on their behalf and report back on their findings. For those on our Fully Managed service Mid-Term inspections are included, however for our Tenancy Managed clients you may not have seen your property in a while and we offer a one off mid-term inspection service whereby we arrange access with your tenants, undergo a full inspection and produce a comprehensive report covering condition and any remedial recommendation for the property.
With the Government regularly introducing new legislation it is more important than ever to ensure full legal compliance of your property. We offer many services to ensure your property meets all the legislation requirements. To name a few we can commission Energy Performance Certificates, Gas Safety Certificates, supply and fit smoke alarms and carbon monoxide alarms, NICEIE Electrical safety reports, Legionella Risk Assessments and HMO Applications.
Looking to expand your portfolio or purchase your first buy-to-let property and need some guidance? From our years of specialising in lettings, we can advise on how easy a property is to let before you offer, we know tenants needs, the kinds of properties they prefer and the properties that are able to achieve higher rents. After the point of offer we can use our experience working with estate agents to negotiate price on your behalf and chase the sale progress so you don’t have to. Following completion we can advise on any refurbishment necessary in order to gain maximum rental revenue. Our aim is to make the process from offer to completion progress as smoothly and swiftly as possible so you can start earning rental revenue on your investment without delay.
If you are thinking of refurbishing your rental property we have over 25 years of experience in advising on property refurbishments in order to maximise your rental revenue. As Letting Specialists, we can advise on which works need to be done in order to gain higher rents and negate void periods. We also have network of reliable contractors to recommend.
Our two service levels on offer include the Refurbishment Service for minor internal redecoration and for major works we offer a full Project Management service. This comprehensive Project Management Service includes kitchen designs, electrical and gas installations, weekly progress reports, and end of project snagging lists.
