We partner with Rightmove, Zoopla and On The Market website portals. This, together with an enviable office location just minutes from Brighton train station, eye-catching boards and exposure on social media platforms, ensures that we provide you with the maximum coverage to attract the highest caliber of tenant. | ||||
Accompanied Viewings | ||||
All viewings are accompanied by a member of Parks team to advise prospective tenants of the benefits and features of your property and the local amenities. We will vet prospective tenants prior to booking a viewing and, once at the viewing, take the time to discuss any matter that the tenant may have to ensure that we have the right tenants for your property. | ||||
Tenant Selection | ||||
Tenant selection starts by discussing the type of tenant(s) you wish to live in your property. We will ask for your preference, whether it is a family, professionals, couples or a single person. Pets or no pets, you just need to let us know. | ||||
Agreement of Terms | ||||
Once we have received commitment from a suitable tenant(s), we will agree the terms of the tenancy with you. These include a move in date, rental amount and deposit to be paid. We can include special terms or clauses to be inserted into the agreement, should you wish. | ||||
Rent Collection | ||||
We ask tenants to make rental payments by standing order to be received by us before the rent due date on a monthly basis. We request that a standing order mandate is signed on check in. We make rental payments by Bacs to our clients every business banking day, as we know how important it is to you that you receive your rents as soon as possible after the rent has become due. | ||||
Deposit Registration | ||||
We register tenants deposits with The Tenancy Deposit Scheme (TDS). The TDS is a multi-award winning provider of tenancy deposit protection, protecting over 1 million deposits in England and Wales. | ||||
Pre-Check | ||||
Prior to your tenants moving in, a member of Parks team will check your property to ensure it is clean and ready, we want to ensure that your tenancy starts on the right footing. | ||||
*Inventory and Schedule of Condition | ||||
A member of Parks team will complete the Inventory & Schedule of Condition for your property. We will also take meter readings, where possible. We believe that your interests are best served by keeping this in-house, rather than outsourcing. This helps us get to know your property and be in the best position to look after it for you and your tenants. | ||||
Accompanied Check-In | ||||
A member of Parks team will undertake the check-in at the property with all tenants, if possible. We will complete a walk through with the tenants, pointing out meter locations, running through the Inventory and Schedule of Condition and even showing them how to use the boiler. Parks will also notify the utility companies and local authority of tenants names and dates of occupancy and provide meter readings, if possible. | ||||
Tenant Deposit Return | ||||
We will take your instructions regarding the return the tenants deposit, working in line with the Tenancy Deposit Protection rules under the 2004 Housing Act. | ||||
*Extending your Tenancy | ||||
We will review the monthly rental amount alongside the market on each renewal of contract to ensure you are receiving the optimum rent for your property. | ||||
*Tenant Check-out | ||||
A member of Parks team will carry out a comprehensive check out inspection at your property after your tenant has vacated. We will compare the condition of the property against the Inventory & Schedule of Condition that was completed when the tenant moved in and recommend any remedial work that needs to be undertaken. Where possible, the person who undertakes the check-out will be the one you will talk to. After all who better to discuss any concerns you have than the person who has seen it for themselves. | ||||

Holiday Cover/Emergency Repair | ||||
Going on holiday or need help with an emergency repair? Parks Property Managers will take your instructions regarding repairs to your property whilst you are away or in an emergency. An additional fee will apply for Tenancy Managed properties, please contact our Property Management team for further information regarding this service. | ||||
Property Management | ||||
At Parks we understand that your property portfolio is valuable. A member of our Property Management team will have seen your property for themselves and you will have a dedicated Property Manager who will get to know you and your property. Every effort will be made to ensure that our service is tailor made to suit you. | ||||
Repairs to your Property | ||||
Your Property Manager will take your instructions for repairs and to arrange quotations for renovation. Approved contractors are used for all repairs and renovation and payment can be made out of rental payments. Have your own contractor? Provided they meet all the necessary checks and accreditations, we will be happy to instruct them on your behalf. | ||||
Property Inspections | ||||
Your Property Manager will undertake mid-tenancy inspections for cleanliness and any maintenance that may be required. They will discuss with you any recommendations for upgrades to your property to achieve the highest market rent. | ||||

Your Property Manager will organise any safety certificates required under current legislation. | ||||
Specialist Legal Advice and Assistance | ||||
Our membership of ARLA Propertymark gives us access to a legal helpline run by a team of legally trained specialists. The legal helpline supports us with all landlord enquiries. Should you require legal advice, we will be happy to pose questions on your behalf and give guidance on the best course of action to be taken. | ||||

What We Do
Finding the right tenant
We take pride in being able to let your property quickly to the right tenant. One of the things that Parks do differently, and with great success, is our tenant selection process, because we do it all in house. We take the responsibility of finding the right tenant seriously and therefore prefer to handle all checks; referencing, credit checking and communication ourselves. By doing this, you benefit from a faster and more accurate service with no third parties to slow things down. You also have the opportunity to review references yourself and even meet your prospective tenants, should you wish.
