Landlord Services

Making letting easy

Our role as letting agents is to understand the investment you have made and help you get the most out of your property. Our knowledge has been perfected for over 25 years, working solely within the Brighton and Hove letting market. Our processes are designed to make things easy, whilst ensuring that we meet all legal, regulative and legislative requirements.

Please see below our required fees inclusive of VAT.

We will meet at your property to provide a rental value on the spot. We will supply comparisons to similar properties & discuss how best to market & advertise. We start advertising your property within 24 hours of photographs being taken.

Tenant Search

Prospective tenants undergo a pre-qualification check to meet referencing criteria and all property viewings are accompanied. A formal application is made and requests are acknowledged by all parties.

Agreement of Tenancy Terms

Final checks are completed, a move-in date is agreed and legal documentation is prepared. You may wish to meet your new tenant and this can easily be arranged.

Property Management

The management of your property is the responsibility of your dedicated Property Manager who will act on your behalf, dealing with questions as they arise from you or your tenant. You willl get to know them and they will keep you informed on any tenant or property matters.

Renewal or Remarket

Parks review the tenancy around 3 months before the agreed expiry date. This allows for any negotiated changes to the agreement to be made or arrangement of a check-out & re-advertising. Changes can be in the form of rental increases, tenancy term or property maintenance and we will guide you through this stage.

Tenancy Managed
We partner with Rightmove, Zoopla and On The Market website portals. This, together with an enviable office location just minutes from Brighton train station, eye-catching boards and exposure on social media platforms, ensures that we provide you with the maximum coverage to attract the highest caliber of tenant.
All viewings are accompanied by a member of Parks team to advise prospective tenants of the benefits and features of your property and the local amenities. We will vet prospective tenants prior to booking a viewing and, once at the viewing, take the time to discuss any matter that the tenant may have to ensure that we have the right tenants for your property.
Tenant selection starts by discussing the type of tenant(s) you wish to live in your property. We will ask for your preference, whether it is a family, professionals, couples or a single person. Pets or no pets, you just need to let us know.
Once we have received commitment from a suitable tenant(s), we will agree the terms of the tenancy with you. These include a move in date, rental amount and deposit to be paid. We can include special terms or clauses to be inserted into the agreement, should you wish.
We ask tenants to make rental payments by standing order to be received by us before the rent due date on a monthly basis. We request that a standing order mandate is signed on check in. We make rental payments by Bacs to our clients every business banking day, as we know how important it is to you that you receive your rents as soon as possible after the rent has become due.
We register tenants deposits with The Tenancy Deposit Scheme (TDS). The TDS is a multi-award winning provider of tenancy deposit protection, protecting over 1 million deposits in England and Wales.
Prior to your tenants moving in, a member of Parks team will check your property to ensure it is clean and ready, we want to ensure that your tenancy starts on the right footing.
A member of Parks team will complete the Inventory & Schedule of Condition for your property. We will also take meter readings, where possible. We believe that your interests are best served by keeping this in-house, rather than outsourcing. This helps us get to know your property and be in the best position to look after it for you and your tenants.
A member of Parks team will undertake the check-in at the property with all tenants, if possible. We will complete a walk through with the tenants, pointing out meter locations, running through the Inventory and Schedule of Condition and even showing them how to use the boiler. Parks will also notify the utility companies and local authority of tenants names and dates of occupancy and provide meter readings, if possible.
We will take your instructions regarding the return the tenants deposit, working in line with the Tenancy Deposit Protection rules under the 2004 Housing Act.
We will review the monthly rental amount alongside the market on each renewal of contract to ensure you are receiving the optimum rent for your property.
A member of Parks team will carry out a comprehensive check out inspection at your property after your tenant has vacated. We will compare the condition of the property against the Inventory & Schedule of Condition that was completed when the tenant moved in and recommend any remedial work that needs to be undertaken. Where possible, the person who undertakes the check-out will be the one you will talk to. After all who better to discuss any concerns you have than the person who has seen it for themselves.

What we do

Marketing and property management

After an initial meeting and marketing appraisal we will begin the process of advertising your property to prospective tenants. Our professional, multiplatform approach to marketing and robust tenant selection process ensure the highest quality tenants are found, fast.

What We Do

Finding the right tenant

We take pride in being able to let your property quickly to the right tenant. One of the things that Parks do differently, and with great success, is our tenant selection process, because we do it all in house. We take the responsibility of finding the right tenant seriously and therefore prefer to handle all checks; referencing, credit checking and communication ourselves. By doing this, you benefit from a faster and more accurate service with no third parties to slow things down. You also have the opportunity to review references yourself and even meet your prospective tenants, should you wish.

Calculate your investment potential

As new landlords last year, my husband and I were recommended to Parks through the sole estate agent we use. We have had nothing but a positive experience in that time. Antony the Letting Director has always been on hand to investigate, inform and advise. He has happily come along to view properties we were interested in and pass opinion accordingly. None of our requests have been dismissed and nothing has been too much trouble. Communication is efficient and legal and procedural knowledge and policy has been tip-top. The lettings management team has always been quick to respond and as a result, our tenants seem happy too, which is also important.
