So that you can be provided with a realistic view of the potential rental value straight away, we aim to meet you at your property. We will provide you with comparisons to similar properties in the same area and examples of how we market and advertise.
We find that by getting to know you and, by determining what your expectations are, we can customize our marketing strategy and tenancy management to suit you. We are transparent about our Terms of Business and provide a copy of that too, so that you have everything you need to make an informed decision. Once we have received your instruction to move forward, we aim to start advertising your property within 24 hours of the photographs being taken.
Robust selection process
Every prospective tenant undergoes a pre-qualification check to ensure they will meet our strict referencing criteria and all property viewings are accompanied. We discuss all offers that we receive from prospective tenants and, once you have made your decision, we will ensure that the terms of the tenancy and any requests are acknowledged by all parties.
Final checks are completed, a date for your tenant to move in is agreed and legal documentation is prepared. You may wish to meet your new tenant prior to the move-in date and this can easily be arranged.
Managing your property
After we have found your tenant and they have completed our meticulous in-house referencing process, a move in day is organised and the tenancy begins.
The move-in day
This is a big day for your tenant and a member of Parks team will be there to greet them. They take the time to guide them around the property, showing them how to use the boiler, if needed and where the utility meters are. They will also obtain the tenant’s agreement of the inventory and schedule of condition. We provide a Welcome Pack that includes copies of the important documents, contact details and essential information about your property and the surrounding area. When this process is complete, the keys are released and the Tenancy Agreement is executed.
Safeguarding your property
After the move-in date, our highly skilled Property Management team will take over looking after you and your property. Your dedicated Property Manager will act on your behalf; dealing with questions as they arise from you or your tenant. They will contact you soon after your tenant has moved in to introduce themselves and confirm how you would like them to manage your tenancy for you. You will get to know them, they will keep you informed about tenant communication and property management matters by either calling or writing to you, you just need to let them know your preferred method of communication. We like to be pro-active and will tailor the level of communication we have with you to suit.
