Below are the optional services we provide for Landlords who place a property with us.

Inventory Preparation & Accompanied Check In £132.00 – £174.00 Preparing a detailed, photographic inventory & schedule of condition, confirming contents with tenants during the accompanied check in appointment and distributing signed document.  Prices depend on the size of the property and the level of furnishing.
Rent & Legal Protection Insurance 4.21% of the monthly rent An insurance product to safeguard you if your tenant is in breach of their tenancy agreement including the payment of unpaid rent. Legal cover for repossession and defence. Please see policy on request.
Supply & Fit Smoke Alarm £39.00 Attend the property to supply and fit a lithium battery Smoke Alarm; complying with current legislation.
Supply & Fit Carbon Monoxide Alarm £39.00 Attend the property to supply and fit a lithium battery Carbon Monoxide Alarm; complying with current legislation
Supply & Fit Light Bulbs £10.00 + £4.00 per bulb Attend the property to supply and fit lightbulbs as required.
Arrangement of Gas Safety Inspection £94.00 for one appliance Administrating, arranging and commissioning a gas safety certificate for one appliance to meet current legal requirements. This includes obtaining and distributing the certificate to all parties.
Energy Performance Certificate Service £120.00 Commissioning a Property Energy Performance Certificate, advise on findings to meet current legal requirements. Submit to (HM Government) Domestic Energy Performance Certificate Register.
Arrangement of Electrical NICEIC Test Certificate £189.00 subject to one fusebox Commissioning a Electrical Certificate which is valid for 5 years, advise on findings to meet current legal requirements and distribute certificate to all relevant parties. Please note additional costs apply for additional fuse boxes.
Arrangement of Portable Appliance Test Certificate £60.00 + £7.50 per appliance Commissioning an electrical Portable Appliance Test, advise on findings to meet current legal requirements.
HMO Licence Application Service £275.00 Advise on requirements for an HMO Licence. Visit property, complete a check list for HMO requirements. Collate supporting documentation for the Licence application including preparation of a Property Floor Plan to Local Authority requirements. Completion of application on owner behalf. Submission of the Application, Documentation and Licence fee to the relevant Local Authority. This does not include the fees payable to the relevant Local Authority.
Key Cutting Service £10.00 + cost of key Arranging, cutting and obtaining an additional property key and charging to clients rent account.
Legionella Risk Assessment Service £175.00 Commissioning and carrying out an audit to determine risk of Legionella bacteria being present in a property. Advise on findings to meet current legal requirements.
Property Acquisition Service 0.9% of purchase price Research market for applicable property for purchase to client’s specification and budget. Advise on refurbishment specification to obtain maximum market rental return. Obtain refurbishment quotations where necessary. Negotiate price on purchaser’s behalf. Chase purchase progress as necessary.
Tenancy Transfer Service £240.00 Transferring an existing tenancy to Parks Portfolio Management. Visit property to undertake an appraisal of condition and current market rental value. Undertake legal documentation audit to original tenancy file, issue documentation and new tenancy agreements to tenants where required. Undertake right to rent checks where required. Arrange transfer of tenant’s deposit from original deposit scheme, register with TDS and issue legal paperwork.
Non UK Resident Landlord Premium £50.00 per annum This service is for overseas Landlords who have not completed an NRL1 form and instead instruct Parks to complete the relevant administration for their tax payments and send money to HMRC.
Refurbishment Management Service 12% of final invoice Commissioning and arranging minor internal redecoration refurbishment between tenancies with our approved contractors.
Project Management Service 12% of final invoice (min £250.00) Undertake Project Management programs for kitchens, bathrooms, redecoration, electrical and gas installations. Includes kitchen designs, weekly progress reporting and end of project report with a snagging list.
One Off Mid Term Inspection Service £50.00 Arranging tenant access for a mid-tenancy inspection, undertaking the inspection, production of report and recommendations for remedial work and condition.
Communal Hallway Inspection Service £40.00 To inspect the common ways reviewing health and safety risks and reporting on any findings.
One Off Management Service £50.00 Arranging a one off repair for non-managed properties.
Accompanying Local Authority Officer Visit £50.00 Meeting with the Housing Environmental Officer, arranging access if the property is tenanted and undertake a walk-through answering tenancy related questions. A report of the visit can be provided.
Property Visits £30.00 Visiting a property for any reason, for example to provide keys to contractors or visitors who are unable to collect them from Parks’ office.
Supply of Duplicate Documentation £10.00 per document Issuing duplicate documentation, subject to GDPR compliance.
Posting Service Premium £50.00 per annum This covers the posting of all company updates, statements and documentation that are usually sent free of charge by email.
Landlord Income/Expense Report £25.00 per property A yearly rental income and expenses report.
Consolidation of Statements Service £50.00 – £100.00 per annum This service provides a monthly or annual spreadsheet report summarising income and expenses for all properties in a Landlord’s portfolio. It includes details of rents received, rent arrears, fees paid, commissions paid and total amount paid to Landlord.
Purchase of Item Service £20.00 Researching and purchasing an item for a property on behalf of a Landlord. This may include delivery to the property and arranging access time with Tenants for delivery.
Change of Tenant £250.00 One or more tenants changing within a fixed term of an agreement: reference new tenant(s), new contract negotiation, re-issue tenancy agreement, right to rent check tenant(s), re-issue guarantee documents times number of tenants, reconcile inventory with outgoing and in-going tenants, reconcile tenancy account, repay deposit to outgoing tenant, re-protect new deposit and sign new tenancy agreement.
Tenancy Early Termination Service £100.00 Tenant leaving early before the end of a fixed term agreement: Surrender negotiations for re-marketing property for new tenants.
Preparation & Serving of Section 21 Notice £240.00 Collating and reviewing the prescribed information in line with the Deregulation Act 2015. Producing and checking Form 6A, hand delivering the notice and documenting.
Preparation & Serving of Section 13 Notice £90.00 Drawing up of the Section 13 notice on a periodic tenancy for a rent increase under the Housing Act 1988.
Preparation & Serving of Section 8 Notice £240.00 Drawing up and delivering a Section 8 notice in line with the Housing Act 1988.
Withdrawal of Proposed Tenancy £500.00 This is payable if a Landlord withdraws from a proposed tenancy after previously accepting the tenancy and holding deposit process.
Check Out Report £63.00 – £149.00 Production of a report of scheduled condition & inventory. Liaising with landlord for dilapidation changes and negotiating with tenants.
Preparation of Tenancy Deposit Dispute Claim £240.00 Submission of deposit dispute claim to TDS with tenancy documents and itemised claim with supporting evidence.
Preparation of Addendum to Assured Shorthold Tenancy £50.00 Coordination and preparation of documentation relating to alterations required to existing tenancy terms.

Parks are enrolled in the Client Money Protection scheme provided by ARLA. The Client Money Protection (CMP) Scheme is a compensation scheme run by the National Federation of Property Professionals (NFOPP) which provides compensation to landlords, tenants and other clients to protect clients funds.
