Tenant Fees

We believe in providing the best customer service possible, so our fees are displayed clearly and concisely for all to understand.

Below we have set out how our fees are calculated should a Tenant apply to rent a property through us. These will be paid in addition to any Rent and Deposit that is due under a Tenancy Agreement.

Current Tenant Application£99 per personThis is a fee charged to each tenant, who currently rents through Parks Residential, accompanied viewing, referencing, Equifax credit checks, contract negotiation, update on referencing process, offer consultation meeting, legal and safety tenacy requirements confirmation, Right to Rent checks and introduction of utility and media packages
Permitted Occupier£99A fee charged to a person entering a tenancy as a permitted occupier of the property. It covers the cost of a Equifax credit check and legal documentation, legal and safety tenacy requirements confirmation, Right to Rent checks and introduction of utility and media packages
Company Let£499 per companyThis covers registration, collating requirements, booking viewings, accompanied viewing, contract negotiation, referencing, company Equifax credit search checks, Companies House search and accounts referencing, update on referencing process, offer consultation meeting, legal and safety tenancy requirements confirmation, Right to Rent checks  and introduction of utility and media packages
Check-in of tenant£99Accompanied check-in: walk through of all rooms, advising of property functions and appliances, saftey aspects and utility isolation points, inventory and schedule of condition sign off. Completion of rent payment documentation. Handover of check-in paperwork and keys
Guarantor Application Fee£50 per guarantorLand registry rearch, Equifax Credit Report, retrieving an affordability reference. Preparing a Guarantor Legal Deed.
Tenancy Renewal£58.80This is a one off fee charged to the Tenancy as a whole for each renewal/extension and covers the costs of renewal contract negotiation (amending and agreeing terms) and associated paperwork.
Change of Tenancy Fee£180Executing a new assured Shorthold Tenancy, negotiating the new contract and agreeing inventory & schedule of condition. Reconciliation of client accounts.
Unpaid Rent Charge£12 Per PersonOnly applicable if the rent is not paid by the agreed date.

 

Parks are enrolled in the Client Money Protection scheme provided by ARLA. The Client Money Protection (CMP) Scheme is a compensation scheme run by the National Federation of Property Professionals (NFOPP) which provides compensation to landlords, tenants and other clients to protect client funds. Please speak to a member of Parks Residential team to explain these to you and to confirm, once we know your circumstances and how many tenants are applying for the property, what fees would apply to you.
