The What

Here at Parks Residential, we offer our Landlords a selection of services to help support them in their journey to investment security and financial endeavour. From market appraisals, to rent guarantee, comprehensive property management and professional tenant referencing, we cover all the key areas to help make the process profitable and as plain sailing as possible. As mentioned in last weeks’ blog (how to maximise your rent), one of the ways in which we can help Landlords achieve this is through property refurbishment.

Currently, we offer Landlords two types of refurbishment services. The first service relates to large scale refurbishment works which falls under our Project Management Service. This is for Landlords who are looking to upgrade their current kitchen, bathroom or carry out a full-scale refurbishment of the property throughout. This package also covers works such as major electrical upgrades or existing plumbing and gas installations. Additional to this, we offer a service for more minor works both internally and externally, which is our Refurbishment Management Service. This is for Landlords who want to ‘refresh’ the property by way of redecorating walls, woodwork, window casements/refurbishments or replacing floor coverings.

Whether you are looking to achieve a higher rent, or just improve the maintenance on your property and minimise longer term expenses – we can arrange to assess what works are required as well as the potential outcomes you can expect as a result of carrying out these works. Your property manager would then draw up a specification and once an agreement is in place, a tender process would then be undertaken in order to obtain the most competitive price available for the project/refurbishment.

For the duration of the works being undertaken, your property manager will carry out regular weekly inspections to assess the progress, and the Landlord will be provided with a full report post visit. These reports will detail the works being carried out by the contractors, including photo updates throughout every step of the way.

The Why

Now we’ve covered the what, let’s move on to why exactly this service is so beneficial towards our Landlords. First and foremost, this package ties in directly to maximising the rental figure on your property. Newly refurbished properties with all new appliances, painting, tiling and general quality upkeep are naturally significantly more desirable to prospective tenants. Increased applicant demand therefore entails an increased boost on rental asking price, thus following Landlords into ongoing financial prosperity. Not to mention, those maximised rental figures mean our Landlords can easily restore any financial investment made with the offered service.

The benefits of this package don’t simply end with rental figures.
