Recognising Trends – Why Landlords Should Buy to Let in Brighton

Mention the word Brighton to someone you know and almost certainly their eyes will light up.

Possibly they live here, enjoying each and every day in a modern and cosmopolitan world, drinking in quirky coffee shops, watching the sunset over the pier. Or, more than likely, they’ll have spent an unforgettable weekend browsing the North Laine shops, and dining into the late evening in one of the cities famed seafood restaurants. Maybe their eyes will widen knowing their favourite celebrity resides here right by the coast, and they long for the opportunity to bump into them.

The point is, Brighton is not just known nationally, but equally admired for it unique nature and vibrant culture. Various streets among the city reflect such culture with multicoloured paintwork and art found in all the nooks and crannies. World famous events such as Brighton Pride attract a colossal half a million people, while even sunny days alone attract an equally impressive amount. As mentioned previously, the city is home to a number of A-list celebrities who’ve fallen helpless to the beautiful Sussex downs and seaside living. To put it simply, Brighton’s popularity is no secret, and from a property perspective, this can certainly be reflected via market value and rental figures.

There are several reasons as to why Landlords should certainly consider the prosperous repercussions of buying to let in Brighton. First and foremost, the interest and recognition of this particular city is paramount. The demand and desire to live in Brighton increases year after year, and subsequently, Landlords will face no hassle finding prospective tenants wanting to reside in their properties. Of course, while the uniqueness of Brighton is unquestionably an attractive element, Brighton also serves other favourable features such as mainline transportation into Gatwick airport and London. This is ideal for a wide range of people including working professionals who need to commute into the capital for their job. In fact, since the epidemic, Brighton has seen a fluctuation of high-end London professionals signing long term contracts here.

From a financial point of view, rental prices in Brighton are very similar to that of London (meaning, they’re high!) As a result, any property investment Landlords’ have made will quickly be restored via the guaranteed rental figures. While the prominence of Brighton does nothing but rise, we can expect these figures to increase alongside it. Coincidentally, the popularly of Brighton also does wonders in terms of capital appreciation for those Landlords whose long-term goal is to eventually sell. Thus, we can confidently conclude investment in this city quickly transforms into financial growth.

Of course, there are many factors to consider in the process of buying a new property and the necessary route that must be taken in order to legally and successfully let it out. At Parks, we want Landlords and prospective Landlords to recognise this process doesn’t have to be a guessing game, in which we have an Acquisitions Service set in place to provide ample support and information. This service is ideal for Landlords looking to build or expand their portfolio. We can do this by providing an accurate assessment of the property with free and genuine advice on rental value based upon advantages such as 30 years of extensive experience in the market, alongside drawing reliable comparisons from sites such as Right Move and Parks database of current tenancies. This service also allows the opportunity for a letting manager to view the property (cost free) and talk Landlords through what works and refurbishment needs to be done before letting it out. Not forgetting that if Landlords are indeed looking to sell, we can also acquire the property on the Landlords behalf and rent afterwards if this is of interest.

Here at Parks, our friendly and professional team are waiting to take your call if any of our services are something that matches your requirements. You can reach us on 01273 202089 between the hours of 9-5.30 Monday to Friday, and 9-1.30 on Saturdays.
