Tenancy Information
We have been advised you are happy to stand as guarantor for a new property with Parks.

The form requires you to upload a scan/photo of the following supporting documents:
- Proof of Residency (Utility Bill/ Bank Statement) this MUST be dated within the last 3 months
- Proof of ownership (Mortgage Statement, Solicitors Letter or copy of the Land Registry)
- The form will also ask for proof of income – depending on your situation this can be an employer reference/pension statement/proof of savings/self-employed tax return/ accountant reference etc
- Photo/Scan of your ID (e.g passport or driving licence)
Our requirements for a guarantor are as follows: -

- You must be a England or Wales homeowner
- You must reside in England or Wales for a minimum of 6 months of the year
- You must be in permanent employment, be self-employed, be in receipt of a pension or have savings
- Your annual income must be greater than 30 times the monthly rent that you are guaranteeing
- Parks will need to see proof of your income either through an employer’s reference, SA302 Tax Return or chartered accountant
- If you are retired Parks will need to see proof of your pension documents
- Alternatively, if you have savings you can be referenced on Personal Wealth, we will need to see a bank statement dated in the last calendar month showing 60 times the monthly rent you are guaranteeing
- Guarantors will be liable for a percentage of the entire rent for ALL named tenants on the tenancy

I confirm that the information provided on this application form is correct to the best of my knowledge and belief, and authorise Parks Residential Ltd to make any necessary enquiries and credit searches for confirmation of the information provided. I also give permission to my employer/accountant to disclose details of my salary/income to Parks Residential Ltd. I also understand and agree that my name and address will be written on the Assured Shorthold Tenancy Agreement and as such shared with all Tenants, Guarantors and Landlords. Signed:*
