Market Update 2021
As we approach the end of 2021 and close the door to another challenging year, Parks have taken the opportunity to reflect upon the current lettings market and our predictions as we move into the winter months.
Similar to the speed of the summer market, properties continue to fly off our lists with tenants still actively searching for their new home. While in previous years, agencies often find tenants can present a slower pace as the seasons change, however, the same cannot be said for the current market at all.
All of our advertised properties maintain high levels of interest and inbound calls requesting viewings, thus driving a surge of competitiveness among potential applications to ensure they secure the property. For this reason, rental prices have remained higher than ever resulting in a substantial increase over the past year – a figure which is only predicted to rise. Parks are delighted at the successes of our buy to let Landlords and feel this trend is unlikely to change any time soon.
From a Parks negotiator perspective, the nature in which we conduct in person viewings continues to be covid safe. Masks are worn by all attendees, and hand sanitiser is used before and after. Negotiators still contact all applicants the morning before their viewing for verbal confirmation that they are free from any symptoms. If any current tenant residing in a property due for relet is experiencing symptoms, viewings will automatically be cancelled until further notice.
Right to Rent
The upcoming months will eventually see the end to the temporary way in which agencies can complete a Right to Rent check. This check is a legal process where tenants evidence that they have the right to rent in the UK (typically by an in person meeting with their passport). During the covid months, in an effort to minimise physical contact, regulations were adjusted to allow agencies to carry out this check virtually. In April 2022, we will see the end of this adjustment, where an in-person meeting will once again become mandatory.
