This service includes:
  1. Market property at rental agreed with you.
  2. Advertise properties weekly.
  3. Contact registered prospective tenants.
  4. Show suitable prospective tenants your property.
  5. Advise you of occupation etc. of prospective tenant and gain your agreement.
  6. Acquire references and guarantees for rental payments.
  7. Prepare legal Tenancy Agreement to comply with current legislation.
  8. Prepare the inventory on your property.
  9. Check tenants in to the property.
  10. Receive one month's rent in advance and 5 weeks' deposit.
  11. Arrange for standing order mandates for rent payments.
  12. Collect rent on a calendar-month basis and remit by electronic transfer.
  13. Take instructions regarding the renewal of the tenancy.
  14. Arrange for the tenancy extension agreement to be drawn up and signed.
  15. Serve End of Tenancy notices together with detailed instructions for tenants checking out of your property.
  16. Arrange for your property to be re-marketed, and arrange access for viewings, via tenants in residence.
  17. Receive keys to signal the end of the tenancy.
  18. Undertake final inspection to confirm the condition of the property.
  19. No direct contact with your tenant.
  20. Quotes for any minor/major work required to your property.
  21. Communicate with any third party regarding neighbour disagreements.
  22. Regular inspection of your property with a written report for you.
  23. Arrange for any minor repairs to be carried out where necessary.
  24. Deposit queries handled by Parks' property management staff.
  25. Arrange Gas Safety Inspections.
  26. Communicate with third parties, i.e. freeholders, insurance companies, Council and utility companies, etc.
